HELOC Calculators

Each HELOC calculator on this site is built around one specific question — a payment, a payoff date, an eligible credit limit, or a comparison between two offers — and each one loads with sensible default values so you get a complete answer, including a full amortization schedule, before you change anything.

What Is a HELOC?

A home equity line of credit, or HELOC, is a revolving credit line secured by your home that lets you borrow against your available equity as needed during a draw period, then repay what you borrowed during a separate repayment period. Because a HELOC is revolving rather than a one-time lump sum, the math behind payments, payoff timing, and total interest is more involved than a standard fixed loan — which is exactly what the calculators on this site are built to untangle.

Draw period

During the draw period — commonly 5 to 10 years — you can borrow, repay, and re-borrow against your credit limit. Most lenders require only an interest-only payment on the outstanding balance during this phase.

Repayment period

Once the draw period ends, the outstanding balance converts into a fully amortizing loan, typically over 10 to 20 years, and your payment rises to include both principal and interest.

HELOC Rates: Frequently Asked Questions

What determines my HELOC rate?
Your HELOC rate is typically the lender's margin added to a benchmark index (often the Prime Rate), adjusted by your credit score, combined loan-to-value ratio, credit line amount, and state.
Is a HELOC rate fixed or variable?
Most HELOCs carry a variable rate that moves with the benchmark index, though many lenders now let you lock all or part of the balance into a fixed rate.
How is a HELOC payment calculated?
During the draw period, payment is usually interest-only: balance × (APR ÷ 12). During repayment, the payment becomes a standard amortizing principal-and-interest payment over the remaining term — use the HELOC Payment Calculator above to see both.
